Honest answers
Questions boards ask about the free plan.
Is it really free forever?
Yes. The free plan has no end date and needs no card. Every new HOA starts with 45 days of full access to everything. When that ends, your HOA moves to the free plan on its own. You keep all your records, and none of your files are deleted.
What's the catch?
The free plan doesn't collect dues online, sync your bank or send automatic reminders. Those are what paid plans are for, and how we earn money: a monthly subscription, plus a fee of 0.75% on each online payment, capped at $5.
Free also has smaller limits: usage limits apply to the Board Assistant, and there is 5 GB of document storage with up to 300 files per upload. At the storage limit, new uploads pause until you make room. Nothing is deleted.
What do I pay for?
Online dues collection, resident autopay, bank sync, automatic reminders, your HOA's logo on emails and letters, and 50 GB of storage.
The price follows your number of units. Starter (up to 25 units) is $29/mo, the founding rate for the first 150 HOAs; it's $39 for boards that join after that. Growth is $59, Community $99 and Large $199. Paying yearly gets you two months free. There are no setup fees, no per-seat charges and no contract.
Do residents pay fees?
Dues go straight to your HOA's own bank account, through your HOA's own Stripe account. We never hold the money. A resident pays the amount of their dues, by bank transfer or by card if your board turns cards on.
The HOA covers the cost of online payments: Stripe's processing fee and our 0.75% fee (capped at $5) come out of each payment before it reaches your account. Both are shown up front.
Can I import my owner list?
Yes, on the free plan. Upload your list as a CSV file, or add your governing documents and GnomeOwner reads the units, owners and ownership percentages from them. You review what it found before anything is saved.
Is my data mine?
Yes. We never sell it and never use it to train AI models. You can export everything at any time, on any plan. If you delete the HOA, you have 30 days to undo it; the money ledger is kept with names removed.
