GnomeOwner is HOA software built by Travis and Vivi Sawyer, a husband-and-wife team in Decatur, Georgia. I’m Travis, and I serve as president of our own 10-unit self-managed condo board. We built GnomeOwner so serving on an HOA board stops feeling like a second job.
I got voted president of my 10-unit condo association because nobody else wanted the job. Our bylaws call for five board members with a president, secretary and treasurer. In a community that small, people drop out, and the ones who stay carry the work.
Running the board turned out to be a second job: getting neighbors on the same page, scheduling meetings, finding the right document, answering the same questions twice. Everyone on a small board wants the same thing: their evenings back.
GnomeOwner takes the tedious parts off the board’s plate.

It answers questions from your own bylaws and declaration, with the section it came from.
It tracks your state’s compliance deadlines, collects dues online straight into the HOA’s own bank account, and keeps the books with you.
The goal is simple: if being on the board takes less time, more neighbors will be willing to serve.
Most HOA software looks like it was built for a property-management office. We think a volunteer board deserves something friendlier. That’s why GnomeOwner has a mascot, and why our assistant, Bramble, is a cheerful gnome. Bramble is AI, and we label it that way. It answers from your documents and doesn’t remember past conversations; it’s a helper, not a companion.
Travis spent 15 years as a cinematographer in Georgia’s film industry, then trained in UX design. He builds and runs GnomeOwner’s product, and he still serves on his own HOA board (currently as president), so every feature gets used by a real board first.
Vivi spent 15 years in film and television as an actress, producer and first assistant director: the person who keeps a whole production on schedule. She leads how GnomeOwner reaches boards and the people who serve on them.
We’re also parents, and we’re building GnomeOwner to be something that lasts.
GnomeOwner is built first for self-managed HOAs and condo associations — the small and mid-size communities that large management-software companies don’t focus on.
It works for larger associations too, and management firms can run several communities from one account.
