Collect HOA dues online, straight to your HOA’s bank.
Owners pay from the dues email or their portal. The money goes through your HOA’s own Stripe account to your HOA’s bank, and GnomeOwner keeps the records.
- Owners pay exactly their dues
- We never hold your money
- No card needed for the trial

Three steps, then owners can pay.
Connect your HOA’s Stripe
Set up a Stripe account in your HOA’s name from Settings. Stripe checks the details, and payments turn on when it’s done.
Set your dues
Enter the amount for each unit, or use your ownership shares. GnomeOwner makes each period’s bills.
Owners pay
The dues email has a pay button that needs no sign-in. Owners can also pay from their portal.
From the owner to your HOA’s bank. We never touch it.
GnomeOwner records each payment against the unit and keeps your books. It never holds or moves the money. Where your HOA’s dues actually land
A real example, not a “small fee”.
The owner pays exactly their dues. The HOA’s cost comes out of the payment before Stripe pays it out.
Each fee stops at $5, so a bank payment costs your HOA $10 at most, however large. Cards are off unless your board turns them on, and the board sees the card cost before it does.
Autopay for owners. Reminders when you want them.
Owner autopay
Owners turn it on from their portal, and they stay in control.
- A notice 10 days before each payment.
- Owners can set a limit, and a bill over it is paused instead of charged.
- They can cancel anytime.
Dues reminders
When your treasurer turns them on, GnomeOwner emails owners before the due date and follows up after it.
- Off until your board turns them on.
- Each email links straight to the pay button.
Checks, and the owner who doesn’t pay.
Checks and other payments
Some owners will always mail a check. Record it against their unit, on any plan, and every payment stays in one set of books.
- With bank sync, a matching deposit is suggested for you to confirm.
When someone doesn’t pay
Every unit’s balance is in one place. When your treasurer turns them on, reminders and the late fee you set do the routine part. The rest is a board decision.

Straight answers before you start.
Do owners pay a fee?
Owners pay exactly their dues, by bank or by card, and nothing is added at checkout. The processing cost is your HOA's. It comes out of the payment before Stripe pays it out, and the worked example on this page shows it.
Do you hold our money?
Never. Each payment is made on your HOA's own Stripe account, and Stripe pays out to the bank account your board connected. GnomeOwner sends the bill and records the payment; it doesn't hold or move the money. Where your HOA's dues actually land
How long does a bank payment take?
A bank payment shows as pending while it clears. The payment page tells the owner it clears in 3-4 business days. Their bank may ask them to confirm it first. The portal shows it as paid once it clears.
When Stripe pays out to your HOA's bank is set by Stripe for your HOA's account, so we don't promise a date.
Can owners pay by card?
Bank payment is always there. Card payment appears only if your board turns it on; until then owners see a single bank button and nothing about cards.
If the board does turn cards on, the card cost is the HOA's, the board sees it before switching it on, and owners still pay exactly their dues. Stripe handles the card details.
What happens when a payment fails?
A bank payment that doesn't go through is not recorded as paid, so the dues stay owed on that unit. The owner gets an email saying it didn't complete, with a link to their portal to try again.
On autopay, a charge that fails is marked failed for that cycle. And if a bill is above the limit the owner set, autopay pauses instead of charging it.
Is online collection free?
Collecting dues online is part of paid plans, from $29/mo and priced by unit count, with 45 days of full access and no card to start. Each online payment also carries the fees shown in the worked example on this page.
The free plan covers the rest of the board's tools, and you can record checks and other payments yourself on any plan. What the free plan includes
