What does each plan include, and what does it cost?
The core tools are free for any board, with no card and no time limit. Paid plans add online dues collection and automation at one flat monthly price based on your number of units. Every new HOA also gets full access free for 45 days, with no credit card.

What is free
The free plan is not a time-limited trial. Any board can use it for as long as it likes, with no card on file.

What the paid plans add
Paid plans add online dues collection and automation. The price depends only on how many units your HOA has. There are no setup fees, no per-seat charges and no contract.

Billing yearly gives you two months free. Communities above 1,000 units are priced with us directly.
Paid plans hold 50 GB of document storage, up from 5 GB. Your files are never deleted when you reach the limit; new uploads pause until you make room.
The trial and the founding rate
Every new HOA gets full access for 45 days, with no credit card needed. That is long enough to run a full dues cycle before you decide.
The first 150 HOAs to subscribe lock the Starter price of $29 per month for life. Starter is $39 per month for boards that join after that.
What collecting dues costs
There are no surcharges for residents: they pay exactly their dues, by bank or, if your board turns cards on, by card.
Two costs apply to the HOA when residents pay online: Stripe's processing fee, and GnomeOwner's fee of 0.75% of each payment, capped at $5. Both are taken from the payment before it reaches your HOA's bank account. Neither is added to a resident's bill.
Changing or cancelling your plan
You can cancel any time from Plan & Billing. You keep access through the end of the period you have paid for, and you are not charged again. Cancelling does not delete your records.
To see or change your plan, open Settings, then Plan & Billing.
If something doesn't look right
The plan shown doesn't match my number of units
Your plan follows your unit count. If you add or remove units, your plan can move to a different size. Email us if the plan shown looks wrong.
I can't connect Stripe on the free plan
Online dues collection is part of the paid plans and the 45-day trial. You can start a plan from Plan & Billing at any time.
